**Lease Conditions**
- No smoking of any kind inside the unit
- The lessee must obtain and maintain valid tenant
insurance with a minimum coverage of $2,000,000 for the
duration of the lease and provide proof to the lessor prior
to occupancy
- No pets allowed unless agreed to in writing by the lessor
- No subletting or assignment of the lease without prior
written consent from the lessor
- No alterations, painting, or modifications to the unit
without prior written consent from the lessor
- The lessee must have the premises professionally cleaned
at their own expense prior to returning the keys. Proof via
paid invoice must be provided. The premises must be
returned clean and sanitary, subject to normal wear and
tear.
- The first month's rent must be paid by the lessee at the
time of signing of the Quebec lease
- A satisfactory credit report shall be provided by the
lessee and is subject to the approval of the lessor
- A letter of employment confirming current employment and
salary shall be provided by the lessee and is subject to
the approval of the lessor
- The lessee shall provide prior landlord references,
including the names and current contact information of
previous landlords, as part of the application process. The
lessor reserves the right to contact these references and
approval of the lease shall be conditional upon
satisfactory verification.
