1. No smoking:
The tenant agrees that smoking of any kind (including
tobacco, cannabis, or vaping) is strictly prohibited inside
the dwelling, on the balcony, and in any common areas of
the building.
2. No pets:
The tenant agrees not to keep or harbor any pets or animals
in the dwelling without the prior written consent of the
landlord.
3. Hydro-Québec transfer required before occupancy:
The tenant must open and transfer the Hydro-Québec account
into their name and provide confirmation to the landlord or
their representative prior to receiving possession of the
dwelling or keys.

Mandatory background check and interview (Fox Real Estate):
All prospective tenants must undergo and pass a background
and credit check conducted by Fox Real Estate, and
participate in an interview with a representative of Fox
Real Estate, as a condition of acceptance. The landlord
reserves the right to refuse any applicant who does not
meet their criteria.
5. Tenant insurance:
The tenant agrees to maintain civil liability tenant
insurance for the duration of the lease and must provide
proof of insurance prior to occupancy. $2 million dollar
coverage.
6. Subletting and assignment:
Subletting or lease assignment is not permitted without the
prior written consent of the landlord, which may be
withheld at their sole discretion.
7. Use of premises:
The dwelling is to be used solely for residential purposes
by the tenant(s) listed in the lease. No commercial
activity is permitted on the premises.
8. Return of unit in clean condition:
At the end of the lease term, the tenant agrees to return
the unit in the same clean and well-maintained condition as
it was received, normal wear and tear excepted.
9. Compliance with building rules:
The tenant agrees to comply with all building rules where
applicable.
10. No modifications without permission:
The tenant shall not make any alterations or improvements
(such as painting or installing fixtures) to the property
without the prior written consent of the landlord.
